The briefing meeting for a building project usually takes place at the home, where the spaces are evaluated and the project objectives and preferences are discussed. This meeting is to ensure a thorough understanding of the client and their preferences.
Design & Plan Concepts
The house design process consists of three stages: concept work, conceptual design work, and final concept design meeting. Concept work involves creating the initial plans, considering council restrictions. Concept workshops showcase the project with plans, illustrations, and interactive 3D walkthroughs. The final concept design meeting allows for adjustments to be made after finalizing the concept. We can give you an estimate of the construction costs at this stage.
Final Plans
The final plans for the build will be comprehensive documents that include all the necessary details for obtaining building consent or resource consent from the Council. If the building plans have already been submitted, the building costs may be reviewed. The final plans will also include specifications, and a schedule of materials to provide the client with accurate cost information for the project.
Price
When you have a complete plan, we will provide you with a detailed estimate of the cost of your project, which includes all subcontractors’ costs.
Once the final plans have been approved, a contract will be required to be signed and a 5% to 10% deposit will be placed on the building cost. This will enable us to commence the procurement of building materials and book sub-contractors.

Let Construction Begin
The construction of the custom home is underway and we will be in regular contact with you. Our Project Manager is in charge of the construction programme and the subcontractors, ensuring that all tasks are completed to the highest standard. You will be kept informed and up-to-date throughout the process. We are committed to full transparency and integrity from beginning to end, from the date of the deposit to the current budget. We will communicate this with you through the project management system and the weekly/nightly site meetings.
Building Construction and Guarantee
Once the building work is finished, we will need to apply to your local council for a Code Compliance Certificate.
